What Makes a Job Cost More

Four things, mostly. Distance the pipe has to travel: a fan location far from a good suction point means more pipe, more labor, more holes. Slab condition: a footing-divided or badly cracked slab can need a second suction point to reach the whole footprint. Crawl spaces: membrane work is slow work, and square footage drives it. Finished basements: routing pipe invisibly through finished space takes planning and patience, and we'd rather charge for an extra hour of thinking than leave you with white PVC across your rec room wall.

And one thing that should never cost more: urgency. Our real estate transaction installs are priced the same as everything else. A deadline is a scheduling problem, not a surcharge.

Assistance, Insurance, and Taxes

Homeowners insurance almost never covers mitigation, radon is classed as maintenance. But the Colorado Department of Public Health & Environment runs a low-income radon mitigation assistance program, and Pueblo households qualify more often than people expect. The county also gives away free test kits every January. Start with the EPA's radon guidance if you want the full background on health risk and action levels, it's the source every honest contractor is quoting anyway.

Cost Questions, Answered

How much does radon mitigation typically cost?

Nationally, figure $800 to $2,500 depending on region and house. In Pueblo specifically: $950 to $1,350 for most slab and basement homes, $1,400 to $2,200 for crawl spaces. Testing is $135, fan replacement $325 to $475.

What's the monthly cost of running a radon system?

Electricity for a typical fan runs $4 to $8 a month, and winter heat loss through the system adds a little more. Call it a streaming subscription, except it's protecting your lungs.

Does a radon system add value to my home?

In a Zone 1 county, yes, mostly by removing a negotiation risk. Buyers' inspections here test for radon routinely; a documented system with a low retest turns a potential objection into a selling point. Appraisers won't add a line item for it, but deals close smoother with it.

Is there help paying for mitigation in Colorado?

Yes. CDPHE runs a low-income radon mitigation assistance program that can cover some or all of the cost for qualifying homeowners. We've done installs through it and will help you figure out if you qualify before you spend anything.
