When There's No Slab to Seal

A farmhouse out on St. Charles Mesa called us last spring: charcoal kit said 15.5, and the house sat on a dirt crawl space that had been quietly feeding soil gas into the floorboards since the Eisenhower administration. Sub-slab suction was useless, there's no slab. This is what sub-membrane depressurization is for.

The recipe: we lay a heavy reinforced polyethylene membrane across the entire crawl space floor, overlap and tape every seam, seal the membrane to the stem walls and around every pier, and run a perforated collection pipe underneath it. That pipe ties into a fan and discharges above the roof, the same as any of our standard mitigation systems. The membrane turns your crawl space floor into a lid, and the fan keeps the space under that lid at negative pressure. Radon never gets a vote.

What It Fixes Besides Radon

Sealing a crawl space this way also cuts ground moisture, which is why the same house usually loses that musty smell within a couple of weeks. Wood floors over the crawl stop cupping. Dust mites hate it. We're a radon company, not a mold company, but customers mention the smell disappearing more than they mention the radon number, because one of those you can actually notice.
